Talk to a loan originatorWhat is a VA loan?
A VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs and offered through private lenders. The guarantee lets lenders offer terms that are hard to match elsewhere: down payment requirements that are among the lowest of any program, no monthly mortgage insurance, and limits on the closing costs a veteran can be charged. VA loans can be used to buy, build, or refinance a primary residence.
Who it's for
Active-duty service members, veterans, National Guard and Reserve members who meet the service requirements, and certain surviving spouses. Eligibility is confirmed with a Certificate of Eligibility, which we can request for you.
What you'll need
Your Certificate of Eligibility (we'll pull it); income and employment documentation; a credit history that meets the lender's standards; and a property that passes the VA appraisal, which checks value and the VA's minimum property requirements. The VA funding fee applies to most borrowers and can be financed; some veterans with a service-connected disability are exempt.
Good to know
The VA benefit can be used more than once, and remaining entitlement may let you hold two VA loans at the same time in some situations. Unreal Mortgage is veteran-owned — if you've been told "VA loans are complicated" by someone who doesn't do many, talk to us.
