Do Credit Score Matter When Applying For A Mortgage Now?
Can you buy a home with a credit score below 580? Discover the new 2026 mortgage guidelines and how Unreal Mortgage can help you qualify.
For years, one of the biggest obstacles preventing Americans from becoming homeowners has been their credit score.
You've probably heard that you need at least a 580 credit score for FHA or 620 credit score to qualify for a conventional mortgage.
Well, that is no longer necessarily the case!
Major changes to conventional mortgage underwriting are creating new opportunities for qualified homebuyers who may have previously been denied financing because of their credit scores.
At Unreal Mortgage, we believe borrowers deserve to be evaluated based on their entire financial picture, not simply a three-digit number.
Here's what you need to know.
Fannie Mae Removes Minimum Credit Score Requirement
Effective November 2025, Fannie Mae eliminated the traditional 620 minimum credit score requirement for conventional mortgage applications evaluated through its Desktop Underwriter (DU) automated underwriting system.
Rather than using a minimum credit score as an initial eligibility threshold, DU evaluates multiple factors to determine whether a borrower meets its credit risk standards.
According to Fannie Mae's official announcement, its automated underwriting technology considers a broader picture of a borrower's financial history.
This means a borrower with a credit score below 620 may still receive an Approve/Eligible recommendation.
That's a significant change for prospective homebuyers.
What About Freddie Mac?
Freddie Mac's Loan Product Advisor (LPA) also evaluates borrowers through automated underwriting.
For mortgages receiving an eligible Accept risk-class recommendation, Freddie Mac's guidelines do not impose a universal minimum Indicator Score. Its system evaluates credit reputation alongside other mortgage risk factors.
Freddie Mac also has options for evaluating borrowers without usable credit scores.

Does This Mean Someone With a 500 Credit Score Can Buy a House?
Potentially, but let's set realistic expectations.
Removing a minimum credit score requirement does not mean lenders are automatically approving every borrower with poor credit.
Automated underwriting still evaluates factors such as:
- Payment history and outstanding debts
- Income and employment stability
- Debt-to-income ratio
- Available assets and reserves
- Down payment and loan-to-value ratio
- Overall credit risk and financial stability
Additionally, individual lenders may have their own minimum credit score requirements, commonly called lender overlays.
A borrower with a 550 credit score, significant recent delinquencies, and a high debt-to-income ratio may still struggle to qualify.
However, a borrower with a score below 620, stable employment, manageable debts, and compensating financial strengths may have opportunities that weren't previously available.
The important takeaway is that your credit score alone may not determine your eligibility.
Does Your Credit Score Still Affect Your Interest Rate?
Absolutely!
Even though an automated underwriting system may approve a borrower with a lower credit score, that score can still influence mortgage pricing.
Generally, borrowers with stronger credit profiles may qualify for more favorable interest rates, mortgage insurance premiums, and overall loan costs.
That's why improving your credit remains important, even when a specific minimum score is no longer required.
What Does This Mean for Florida Homebuyers?
Whether you're purchasing your first home in Palm Coast, relocating to Jacksonville, buying in St. Augustine, Destin, Tampa, or exploring opportunities elsewhere in Florida, these underwriting changes may open doors.
At Unreal Mortgage, we work with multiple wholesale lenders and offer a variety of financing solutions, including conventional, FHA, VA, USDA, jumbo, and alternative mortgage programs.
Every borrower has a different financial situation, and finding the right mortgage requires understanding more than just their credit score.
Previously Denied for a Mortgage? It May Be Time to Try Again.
If you were previously denied a conventional mortgage because your credit score was below 620, it may be worth revisiting your options.
Underwriting guidelines change, loan programs evolve, and your financial circumstances may have improved since your last application.
A previous denial doesn't necessarily mean you'll be denied today.
At Unreal Mortgage, our goal is simple: help people understand their options and find mortgage solutions that fit their needs.
