A USDA loan is a mortgage guaranteed by the U.S. Department of Agriculture's Rural Development program. It's designed to help moderate-income buyers purchase a primary residence in a designated eligible area. Eligibility is based on the property's location and on household income, and the program is known for down payment requirements among the lowest available.
Who it's for
Buyers purchasing in an eligible area whose household income falls within the program's limits for the county. Many communities around Palm Coast and across Flagler, St. Johns, Putnam and Volusia counties have eligible addresses — we check the map for you.
What you'll need
An eligible property address; household income within the county limit; income and employment documentation; a credit history that meets the program's standards; and a property that meets USDA's condition standards at appraisal. The program's guarantee fee is typically financed into the loan.
Good to know
USDA loans are for owner-occupied homes only and cannot be used for investment properties. If the home you want is just outside an eligible area, we'll compare FHA and conventional so you still have a strong option.
