What are construction and renovation loans?

A construction loan funds the building of a new home in stages as work is completed. A one-time-close construction loan combines the construction phase and the permanent mortgage in a single closing, so you qualify once and avoid a second set of closing costs. Renovation loans fold the cost of improvements into the mortgage on a home you're buying or already own. Manufactured home financing covers factory-built homes on a permanent foundation.

Buyers with a lot and a builder; owners planning a major remodel or buying a home that needs work; and buyers choosing a manufactured home in one of Florida's many eligible communities.

What you'll need

For construction: plans, a budget and a contract with a licensed builder, plus the land (owned or being purchased). For renovation: a scope of work and contractor bids. For all three: income and credit documentation and an appraisal based on the finished value. Draw inspections during construction confirm each stage before funds are released.

Good to know

These programs have more moving parts than a standard purchase, and timelines depend on the builder as much as the lender. We walk you and your builder through the draw schedule up front so nobody is surprised mid-project.
